VA Home Inspection | When a homeowner decides to put their house on the market, part of the process involves a professional coming to inspect both the interior and exterior of the home for flaws. During the VA home inspection the seller isn’t present, though the prospective buyer and their real estate agent are. In some instances, the VA home inspector tells the buyer to wait while they do the inspection. Other VA home inspectors don’t mind if the buyer comes along with them and asks them questions during the process. Here are some of the interior systems on the VA home inspection checklist:
The HVAC System
This is the heating, air conditioning and ventilation system. The HVAC system is the first thing on many inspectors home inspection check list and they turn on the heat and the air conditioning before they inspect anything else in the house. They allow the systems to run for a while as they check the thermostat. Plus, it provides them a cool environment after being on a 100 degree roof and in a 130 degree attic.
The Electrical System
The VA home inspector checks the circuit breakers or the fuse box and looks for bad connections. They make sure that everything works by going through all the rooms in the house and turning on the lights and fixtures.
The VA home inspector checks the sinks, toilet bowls and tubs to make sure they work properly and are free of leaks.
Installed systems are appliances that can’t be uninstalled without the use of tools and should ideally be removed by a professional. They include appliances such as dishwashers, garbage disposal units and stove/ranges.
Windows and Doors
The inspector checks windows and doors to make sure that they’re sound and open and close properly.
A full VA home inspection usually lasts about two hours and costs between $350 and $500. The buyer pays for the cost. After both the interior and exterior of the house are inspected, the VA home inspector gives the buyer a verbal report followed by a detailed photo rich report later. The buyer, in consultation with their realtor or agent, must decide what flaws they can live with and what needs to be corrected by the seller before they buy the house.
