You may have been searching for the right home for some time, and to have that search finally come to an end is a great feeling. But what if it isn’t quite over? If the home inspection report doesn’t come back looking as good as you had hoped. You might feel like you are back to square one.
When you get the inspection report and it indicates a number of problems, the first thing you need to do is slow down and read it carefully. Getting too emotionally involved is going to make it harder to arrive at a smart decision. You may or may not wind up moving forward with the purchase, depending on the details of what was uncovered.

Take It Line by Line
Review each of the issues with the home individually and think about what they mean in both the short- and long-term. Are these going to be expensive repairs? Do all of the issues even need to be repaired right now? Do any of them give you cause for concern regarding the future of the house? Make Adjustments
If the home inspection simply reveals more than you want to deal with, it may be that you just have to walk away from the deal. However, if you are still interested in buying the home, adjusting your offer and taking the new offer back to the seller is the usual course of action. With any luck, you’ll be able to come to an agreement and continue on toward closing. More often than not, a large majority of the concerns found are minor maintenance issues.

As a buyer, you are wise to require a home inspection before you will sign final papers and take ownership of the home. Hopefully, that inspection will come back clean. If it does not, remember to think clearly and remain calm as you weigh your options.
