FHA Home Inspector

The FHA home inspector that comes to your property will look at many different things to determine the overall condition of the home. You may receive recommendations for repairs that have to be made before the property can be insured by FHA. The following is a list of the things that will be inspected.

•Structural components

•Roof and exterior

•Plumbing and electrical

•Heating and air conditioning

•Ventilation and insulation

•Interior

Once the inspection is complete, you will have a detailed report on the conditions of each of these parts of the property. FHA inspections focus on the safety and functionality of the home, rather than the overall condition. Having the home inspected for condition is the responsibility of the buyer. A few things that should be repaired, but won’t require repair for a passed inspection include: missing handrails, minor plumbing leaks, trip hazards, damages to plaster or sheet rock, worn floor coverings and worn out counter tops.

There are some issues that will require immediate repairs before the property can pass inspection. The following is a list of a few of these.

•Bedrooms without safe access

•Leaking or worn out roofs

•Some types of structural damage

•Defective paint in homes built before 1978

An FHA inspection is a good starting point for deciding what needs to be repaired before your purchase a new home.
